Directions to the Farm: From Glenwood, Iowa Highway 34, South on Levi Road 2 miles, then East on Kane Ave 1 mile to the farm.

Legal Description:  The Fractional W 1/2 SW 1/4 except Parcel A and the E 1/2 SW 1/4 and the West 8 acres W 1/2 SE 1/4, all in 19-72-42, Mills County, Iowa.

Taxable Acres: 162.77 m/l

Cropland Acres: 145.43 per FSA

CSR:  76.5 CSR2 per Surety Maps

Taxes:  $6318 estimated after the acreage that is not included is split from the farm.

Improvements:  13,446bu Grain bin.

Easements:  Seller to retain an easement to the well located in the SW1/4 SW 1/4.  Buyer will receive a Power easement for the use of the grain bin.  Buyer will be responsible for installing their own meter. 

NOTE:  There is an old well in the SESW that is not in use and will not be plugged by the Seller.  Funds available through Mills county to offset the cost if buyer wishes to plug the well.

Method of Auction:  Farm will sell 162.77 acres times the bid.  Final bid will be subject to the sellers approval by 5pm on December 6th, 2024.  

Terms:  If the final bid is accepted, buyer shall place a 10% non-refundable earnest deposit in the Blair Title Trust account, where it will be held until closing.

Closing:  Closing will take place on or before December 30th, 2024.
